Making management system and standards of green supply chain of passive house Tianjin Long Ren Real Estate Development Co., Ltd

Tianjin Long Ren Real Estate Development Co., Ltd was established in Jinnan district, Tianjin, in August 1996, with more than 20 professional project staff.  In close cooperation with domestic and foreign excellent professional teams, it is striving for developing low energy-consumption, low operating costs and green intelligent houses by the management mode of full outsource. The company has extensive experience in real estate development. Its representative projects are: 1. City House Project, with a total construction area of 95,000 square meters and the development concept of "pure German-style villa - designed just for you," emphasizes the humanity of building and focuses on freedom and comfort of life. 2. Class Dream Project, with a total construction area of 269,400 square meters and in cooperation with the famous American architecture and design firm Perkins + Will, advances into the living concept, brings the advanced living concept and makes an innovative research of new air-conditioning and ventilation, which has got national patents. Meanwhile, the green design of center has been awarded by the US White House. 3. Garden Home Projectwith a total construction area of 260,000 square meters, won the "Haihe River Cup" honor of 2014 Tianjin Construction Engineering for its refined quality.Currently, building energy consumption accounts for more than 30% of the country's total energy consumption. The building energy-saving technologies are essential for national sustainable development. In this regard, the state has definitely issued series of policies to develop ultra-low energy passive houses. On 31st August, 2015, the requirement of ultra-low energy or even near-zero energy buildings has been referred in the programmes of promoting the production and application of green building materials issued by the Ministry of Housing and Urban-Rural Development and the Ministry of Industry and Information Technology of P.R.C. On 23rd February, 2016, The Central Committee of CPC and the State Council presented “A number of observations related to further strengthening the urban planning and construction management”, exactly pointing out that the green energy-saving buildings such as Passive house should be developed.

Passive green ultra-low energy-consumption house (hereinafter referred to as "passive house") refers to adapt to climate and natural conditions, minimizes construction heating and cooling needs with a building envelop of higher thermal insulation and airtightness performance and efficient using of fresh air heat recovery technology and provides a comfortable indoor environment, taking advantage of renewable energy sources, with less energy consumption. To truly achieve energy efficiency and comfort of the living environment of the building, from early basic evaluation to final certification of the whole process, passive house has set strict standards for building energy-consumption targets, airtightness targets, and indoor environmental parameters shown in Table 1 and 2 below:

Note: The portion of data in the above table taken from the Ministry of Housing and Urban-Rural Development of P.R.C. "passive ultra-low energy-consumption Green Building Technical Guidelines (Trial) (Residential Buildings)"

The advantage of passive house mainly lies in the following 4 aspects:

1.More energy-efficiency. The demand for heating and cooling of the building is significantly reduced in the whole year, and the building energy saving rate in severe cold and cold regions is more than 90%. Compared with the national design standards of energy-efficiency, heating energy consumption is reduced by more than 85%.

2. More comfort. The indoor temperature and humidity are suitable, and it is more comfortable with stable and uniform temperature of the indoor wall and the small indoor temperature difference. The indoor environment is quieter with good airtightness and sound insulation.

3.Better air. The control system design can provide enough indoor fresh air, while the air quality can also be improved by air purification technology.

4.Higher quality assurance. The designs of high airtightness without thermal bridging, high quality materials, refined construction and the integration of construction and decoration make buildings higher quality and longer life.

The passive house is qualified with adapting to wide regions and various forms of construction and able to be copied and promoted. With the deepening of green and sustainable concept, the passive ultra-low energy consumption buildings will lead the direction of the future energy efficiency and make the construction industry upgraded. In response to the call of policies of the Party and the State for the energy-saving & emission reduction and the achievement of upgrading construction industry, the company will take building 3 of Garden Home as a pilot project of passive house.

Building 3 of Garden home has the total construction area of 10,901 square meters, of which there are the ground construction area of 10,550 square meters and the underground construction area of 351 square meters with 30 flats and 120 households.

Its structure has been roof-sealed and is expected to be delivered in December 2017. At that time, it will become the highest passive house project in China. The goal of this project is to obtain the certification of German Passivhaus Institut (PHI), which is international authorities of passive house, and the Chinese passive house certification. In December 2015, the project was in through the review of Tianjin “model city of implementing energy-saving and emission reduction fiscal policy - Passive ultra-low energy construction". In May 2016, it has been named 2016 Science and Technology Project of the Ministry of Housing and Urban-Rural Development of P.R.C.---model project of Technology (model project of passive ultra-low-power green building). And at the same time the company became one of participants in charge of “Tianjin technology of passive low-energy-consumption residential building guideline” in September 2016.

Combined with the practical experience of this project, the company is committed to making management standards of green supply chain of passive house in line with State standards, business reality and customer demand and truly provide energy-saving, more comfortable and cost-effective passive house, which is to achieve not only economic benefits but also social and ecological ones.
